Bousdale Old Stables Access Statement
Introduction
Bousdale Old Stables is a 2-storey barn conversion. The farm buildings were built in the 1880s. Renovation was completed in September 2007 to comply with all current Building Regulations.
The self-catering cottage consists of a ground floor and first floor with the bedrooms being located on the upper level. We have tried to provide as much information as possible within this statement but if you have any concerns please contact us. We look forward to your visit.
Pre-Arrival
- Our property is advertised through 'Yorkshire Cottages', which produces a brochure and a website where the property is listed (www.yorkshire-cottages.info). We also have our own brochure and website for Bousdale Old Stables (www.bousdalefarm.co.uk).
- Bookings and enquiries can be made by phone, fax, post or e-mail.
- We can provide information in large print on request.
- The nearest bus stop is 800m from the cottage, at the bottom of the access track to Bousdale Old Stables. However, the track is steep and uneven in places.
- The nearest train station is 10 minutes drive (Great Ayton has a limited service). Other options are Middlesbrough (25 minutes) or Darlington (40 minutes).
- Accessible taxis are available at the main stations.
- Most major supermarkets deliver to the area when orders are placed via the internet.
- Due to the rural location of the cottage access to a car is recommended.
- Bousdale Old Stables operates a no smoking policy.
Arrival and Car Parking Facilities
- There is parking for up to 4 cars immediately in front of the cottage without any kerbs or steps to negotiate.
- The parking area is gravelled but level.
- There is level entry from the external path to the entrance door.
- The door is hinged on the left and is 93cm wide.
- A car can be driven right up to the door.
- A few level flagstones are laid outside the front door.
- External lighting at night for front door/ parking area.
Main Entrance
- There is level access into the cottage.
- The door is 93cm wide, the handle is 106cm high and the lock is at 100cm.
- Inside the front entrance there is a hallway of 2.4m X 3.1m (unobstructed space).
- The floor is solid oak with a jute rug which can be removed on request.
- The hall leads off to a downstairs WC, lounge, kitchen/dining room and staircase to the first floor.
- A telephone is available in the hall for emergency and incoming calls, on a table at 65cm high.

Dining Room and Lounge
Dining Room (also see self-catering kitchen)
- The dining room is accessed off the hall. The dining room leads through to the kitchen (open plan).
- The door from the hall into the dining room/ kitchen is 85cm wide, latch height is 123cm. The door is hinged to the left, opening into the dining room/ kitchen.
- The rectangular table (moveable) – legs on each corner, 60 cm floor to lowest point of table (under-space), 1.56m long, 0.88m wide, table top height is 78cm.
- Free space between table and walls/ sideboard is 120cm along one length of the table and 50cm on the other.
- Chairs (moveable): 6 wooden chairs without arms with rattan seats. There is a chair with arms in the hall if required.
- Flooring is solid oak. No rugs are present in the dining room or kitchen area.
Lounge
- The lounge is accessed directly off the hall. The door width is 85cm and latch height is 122cm. It is hinged to the left opening into the lounge.
- There is free space of 2.4 metres by 3.5 metres clear of furniture and doors.
- Flooring is solid oak with a short pile rug centrally.
- There is a large woodburner which supplies the central heating and hot water. Logs are available by the fireside. The fire usually needs restocking morning and evening.
- There are 2 sofas (one 3 seater, one 2 seater) both with arms and one armchair. There is a desk with a Captain's Chair, and a piano with stool.
- Digital teletext TV is provided with remote control (also provided are DVD and video, and radio/CD/tape player).
Laundry/utility
- Door width 75cm, latch height 122cm, hinged to the left opening into the laundry room. Leaves a corridor with width of 90cm.
- Washer/ dryer: standard size, front loading.
- Cupboards (base units) and work surface (height at 90cm).

Outdoor Facilities
- BBQ and garden furniture are available during Spring and Summer, and at other times by request.
- Gravelled courtyard and lawned area.

Access to First Floor
- The staircase turns round on itself. The stairs are 20 cm high, 24 cm deep, and the tread averages at 80 cm wide.
- There is a hand rail/ post on the inside where the tread is at its narrowest. There is no hand rail on the wall side which may be a problem for those with mobility difficulties.
Landing:
- This is a corridor of 82cm wide (at its narrowest) by 430cm long. A skylight provides natural light to the stairwell and landing.
- Flooring is solid oak with a rug runner (can be removed on request.
- A fire alarm is located on the ceiling.
Off the landing are all bedrooms and a bathroom.
Bedrooms
All bedrooms are located on the first floor.
Room combinations:
1 kingsize double with ensuite, 1 double, 1 twin.
General:
- Non-feather duvets and pillows provided in each room.
- Sheets, duvet covers and pillow cases are poly-cotton.
Double en-suite room:
- Door width 72cm.
- King size bed provided (5ft). Height 60cm from floor to top of mattress.
- Transfer space to the left of the bed is 124cm, and to the right of the bed is 74cm.
- The bed is heavy, but moveable on request if more space is required.
- Largest free space clear of furniture is 2m x 2m.
- En-suite bath/ shower room (door width 70cm). Limited space.
Twin room:
- Twin 3ft beds. Bed height 60cm, smallest transfer space adjacent to bed 130cm.
- Beds are each against a wall; access is not from both sides.
- Free space clear of door/ furniture is 110cm x 150cm.
Double room:
- Bed height 60cm, 4ft6 bed with head and foot board.
- Transfer space on left is 86cm and right is 126cm.
- Free space clear of doors and furniture is 2.6m x 1.9m.
Bathrooms and WCs
Downstairs WC
- Under-stairs toilet is provided with basin (single lever mixer tap) but there is limited space available inside (door opens into WC).
- Door width 78cm. 'Space saver' toilet fitted, pan height at 40cm from floor to seat.
First floor bathroom
- Door width 70cm, left hinged opening into bathroom.
- Bath with flexible power shower above, and safety glass shower screen (opens out on a hinge when bathroom door is shut to allow easier access to bath and shower).
- Shower has thermostatic mixer control (single lever).
- Bath and basin taps have traditional tops (sep. hot and cold).
- Bath height is 53cm (no integral bath rails).
- Non-slip bath mat is provided.
- Toilet seat height 41cm.
- Release mechanism on outside of locked door.
- Space is fairly limited (built into the eaves).
En-suite bathroom
- Door width 70cm (right hinged, opens into bedroom).
- As above.
Self-catering kitchen (also see dining room)
- Kitchen door 84cm wide, hinged to the left opening into the kitchen/ dining room.
- Worktop height 91cm.
- Double oven. 1 door drop down (lowest shelf height 46cm), 1 door left hinged (lowest shelf height 18cm). Can be accessed from front or side.
- Grill height 66cm.
- Hob height 91cm.
- Extractor fan above hob at 165cm high.
- Fridge/freezer available: highest shelf in fridge 168cm from floor, lowest drawer in freezer 30cm from floor.
- Dishwasher: slimline, drop down door, fitted behind cupboard door of kitchen base unit.
- Belfast sink top is 86cm high, with an internal depth of 23cm. Cupboards are fitted under the sink. Two lever taps (mixer).
- Evenly lit kitchen with spotlights.
- Floors, cupboards and work surface all natural wood appearance.
- Free space between work surfaces of 120cm.
Grounds and Gardens
- Small grassed area to front of cottage (slightly sloping). Gravelled driveway/courtyard area, but level.
Additional Information
- The font size of the in-house information folder can be increased on request.
- Light switches and power points are at a sensible height to reach from sitting or standing (in conjunction with current Building Regulations).
- Good mobile phone reception (most networks).
- Pets and service dogs are welcome (please inform us on booking).
